What the property organiser keeps
Each property is one record: a plot of land, a house or flat, a shop or office, a vehicle, or something else. It holds the place (village or city, district and state), the area in acres, decimal, katha, square feet or square metres, the public land-record numbers such as khata, khesra or plot, thana, jamabandi and survey, the estimated value and the cost, when and how it was acquired, and who owns what share of it.
The page opens with tiles for Total properties, Land, Houses and Documents, then Where the family's property is, a card for each place with what is held there, and tabs by kind. A property opens on its own view with Overview, Ownership and Documents.
Why property papers are hard to keep track of
Family property in India often comes with a pile of papers in several hands: a sale or gift deed, a mutation order, the jamabandi or a 7/12 extract, yearly revenue or property tax receipts, and for a vehicle its RC, insurance and PUC. Land is often held jointly by relatives in shares. Years later nobody is sure which papers exist, which are missing, and whose name is on what.
FinLens gives each property a list of the papers it should have and ticks each one off as it is filed, so the gaps show before they matter.
Who the property organiser is for
- Families holding ancestral or agricultural land, often in more than one village or district.
- Owners of a flat or house who want the deed, the society share certificate and tax receipts together.
- Anyone with a car or two-wheeler whose insurance and PUC dates come round every year.
- The person in the family who ends up keeping everyone's property papers.
What the property organiser helps with
Missing papers flagged
Each kind of property starts with the papers it should have: land a sale deed, a mutation order and the latest revenue receipt; a vehicle its RC, insurance and PUC. Missing documents lists what is not filed yet, with Upload beside each.
Ownership in shares
Add each owner with their relation and share. Ownership shows the split as one bar, with one owner marked as primary.
Papers that fill the form
A registered deed, an RC or a motor policy can be uploaded with Upload and read: FinLens reads it, adds the property or brings it up to date, and files the paper under it.
One record per vehicle
A vehicle is kept once, by its registration number. A newer paper updates it; an older one only fills what is blank.
Expiry dates on the papers
A vehicle's insurance end date and PUC validity sit on its papers, so you can see what runs out next.
Land measured honestly
Acres, decimal, square feet and square metres add up in the Land tile. Katha, whose size depends on the district, is counted as plots and never converted.
How property tracking works in FinLens
Add property
On Property, choose Add property. Start from a paper, or pick land, a house, a commercial property, a vehicle or something else and type the details in.
Let a paper fill it in
Upload a deed, an RC or an insurance policy as a PDF or a photo. FinLens reads it, then adds the property or updates the one it matches.
Check what was read
If a reading does not pass its checks, the form opens with what was read for you to check and save. Nothing is written to a property from such a reading until you save it.
Set the owners
Add the people who own it, with their relation and share. The shares must add up to the whole, with one primary owner.
File the rest
Upload receipts, maps or photographs against the papers still missing, with the date on the paper and a valid-till date where it has one.
What you provide
- The property's details: name, kind, place, area, land-record numbers, value and how it was acquired, typed in or read from a paper.
- The owners and their shares, from the people you add.
- Papers such as deeds, records, receipts, maps, photographs, RCs and insurance papers, as PDF, JPG, PNG or WebP.
- The date on each paper and its valid-till date, where it has one.
What FinLens reads and keeps
- From Bihar's registered deed print (e-nibandhan): the deed's kind, office, number and date, the consideration, stamp duty and fees, and for each plot its village, khata, plot number, boundaries and area, with the parties' names.
- From an ICICI Lombard two-wheeler policy: the insurer, cover type, period, IDV and premium breakup, and the vehicle's make, model, class and registration.
- A vehicle's registration, chassis and engine numbers are stored encrypted with the last four shown; the full numbers appear after your PIN.
- Aadhaar numbers, addresses, caste, photographs and witnesses printed on a deed are read past and never stored.
- Receipts, maps, photographs and other papers filed with Upload and file are stored encrypted and never read.
Limitations to know
- Fixed rules read two prints: Bihar's e-nibandhan registered deed and ICICI Lombard's two-wheeler policy.
- Other deeds, RCs and motor policies, and photographs of them, are read once by an AI model when the rules cannot read them. Text goes with names and identifying numbers replaced by placeholders and the provider asked not to store the answer; a photograph cannot be masked and goes as it is. With AI help switched off in Profile → Privacy & Security, you type the details in.
- The value you type on a property is not added to net worth. To count it, add the property under Settings → Assets & loans, in Other assets.
- Expiry dates are shown on the property's papers; FinLens does not send reminders when a paper runs out.
- Katha areas are not converted to acres, because a katha's size depends on the district.
- FinLens does not verify title or ownership with any registry. It keeps what the papers and you say.
Questions about property in FinLens
Can I record land that several relatives own together?
Yes. Add each person with their relation and share. The shares must add up to the whole, and one owner is marked as primary.
Which papers does FinLens read?
By fixed rules, Bihar's e-nibandhan registered deed and ICICI Lombard's two-wheeler policy. Other deeds, RCs and motor policies can be read with AI help, and a reading that does not pass its checks opens as a form for you to check. Receipts and photographs filed against a paper are kept, not read.
What happens if I upload a newer insurance paper for my car?
FinLens finds the vehicle by its registration number and updates it from the newer paper. An older paper only fills in what is still blank.
Is my property counted in my net worth?
Not from the Property page. To count it, add its value under Settings → Assets & loans, in Other assets.
Who can see my vehicle's full registration number?
You, after entering your PIN. Everywhere else, including what you share with your family, it appears as its last four characters.
Where should I keep land, house and vehicle papers so my family can find them?
Against the property they belong to. Each property in FinLens lists the papers it should have, shows which are filed and which are missing, and holds the owners and their shares; share the Property area with your family and they see the list and the owners, never the full registration or deed numbers, and never the files.
